“What is a Disclosure Form For?”
No one wants to spend a lot of time thinking about flaws in their homes, especially when they are selling it, but a home disclosure can help ensure a smoother sale and prevent headaches throughout the process. The form should include any issue with the house or grounds that you are currently aware of as well as any upgrades or additions that have been made to the property. Every state has different laws about what must be included in a disclosure, and there are federal laws for issues such as lead paint and asbestos. But don’t sweat the small stuff. Disclosures needn’t include peeling paint or cracked baseboard. Instead, focus on structural and system defects. Even though your first reaction when viewing a property may be “perfect,” it’s always to your advantage to be well aware of the drawbacks while appreciating the strengths of any home you are considering for purchase.
