If there is a smoker in the house make sure all bedding, drapery and rugs are refreshed before you list and during the listing duration. Smoke is very pervasive and a big issue with buyers. Clean with pleasantly scented and long-lasting products. Keep air fresheners plugged in to outlets. If there are fresh fragrant flowers  (like lilacs) available, feature a big bouquet near the front door. Potential buyers have sometimes been so turned off by the way a house smells that they have walked out without even looking past the odor. Don’t let something like that happen to you.
