” LOOKS MATTER” 

When researchers analyzed images of both the interiors and exteriors of homes that were for sale between 2008 and 2015, they found that looks do matter. Reviewing these images and assessor data, researchers found that obvious factors such as “location” and “timing” accounted for about 30% of a home’s price variability. Another 30% (or so) was found to be based on “standard housing attributes” such as square footage, the year of construction, and number of bathrooms. Beyond these factors, researchers noted that just less than 12% of pricing variables were tied to visual images, including exterior curb appeal and interior room presentation. The takeaway from this study for sellers is : Buyers make decisive value judgments on the basis of appearance. A good Realtor will market your home aggressively. That means recommending staging techniques to make your home look great, maximizing the listing with professional-quality photographs, and showing the house to potential buyers.
