“THE UNVARNISHED TRUTH” 

It is in sellers’ best interests that their agents be absolutely truthful about the facts and circumstances surrounding the sale of their homes. It serves no purpose to inflate the sellling price and sellers’ expectations in pursuit of a listing only to have those expectations dashed. Over-priced listings are likely to sit on the market (much) longer by inviting rejection and doubt in the minds of prospective buyers. Instead, it is much better for the listing agent to present sellers with an objective description of the market, including the number and prices of similar homes for sale (“comparables”) in the seller’s neighborhood. Sellers must also be made mindful of the comparative condition of their home, its relative features, and location. You should speak with several realtors before choosing one to represent you, but if you consistently hear a ballpark price that seems low to you, the price may be right. Realtors are–or should be–familiar with most real estate activities in their market, and they should have the best idea of how a home should be priced.
