Let’s Talk Real Estate! “HOW TO INSPECT A ROOF FROM THE GROUND UP” September 9, 2026

Many homeowners and homebuyers alike think a roof is “top” priority because it literally covers and protects a home. A roof replacement is also typically a higher-cost repair item for most homes. When buying a home, you absolutely need a professional home inspector on your rooftop before you purchase. Before you get locked into an offer, however, there are some visual inspections you can do from the ground. Walk around the entire property viewing the roof. Look for loose or missing shingles, including warped, curled, cracked, or buckled shingles or areas. These are signs that a roof is nearing the end of its life. If possible, view the roof from inside the attic to check for signs of water damage.

It’s always a good idea to be fully armed with the tools necessary for a fair, honest purchase or sale. An inspection of your home lets you know where you stand regarding such important issues as roofing, the condition of the structure, electrical systems, well and septic systems, etc. It may be painful to see a list of major repairs, but forewarned is forewarned. We can give you plenty of tips for making your home stand out among the competition.
