If your home isn’t selling as quickly as you hoped, there are many ways to sweeten the deal for potential buyers. Offering to pay a portion of the buyer’s closing costs is always attractive. Sellers can typically cover 3% to 6% of the sale price in closing costs for a buyer, as long as those concessions don’t exceed the total closing costs and don’t include down payment funds. Similarly, sellers can do an interest rate buydown for a buyer. Sellers can even pay upfront mortgage insurance, which actually protects the lender but is required of a buyer putting less than 20% down. Depending on the buyer, other perks you can offer include paying for inspections, appraisals, or repairs.
