“CLOSING DAY” 

As a seller, you need to stay on top of maintenance until the moment the attorneys say the transaction is closed. That means cutting the grass when needed and attending to other landscaping priorities, right up until the closing. When the contract says “empty of items” and “broom-swept,” it means exactly that. Don’t leave old paint cans behind. Empty the shed; the buyer doesn’t want a shed full of things you haven’t used for years. Don’t leave trash in the garage. If the washer and dryer are included in the sale, they must be there when the buyer does the final walk through, and they must be the ones the buyers originally saw in the house. Homebuyers will most likely have final walk-through the day before closing day. Buyers then have the opportunity to re-inspect the property with an eye toward seeing that everything is acceptable in terms of the property’s condition.
